Can I just rely on the Home Report?

Home Reports tell you the condition of a property. They do not tell you what it will cost to put right, what can be changed within the layout, or whether the problems are deal-breakers or routine. They cannot tell you why two quotes for the same scope of work vary by £8,000 (one builder padding, or the other missing real work?). That is what a renovation consultancy does: cost, feasibility, and judgement calls based on having opened walls in buildings like yours. A surveyor will tell you what they can see. Do I have to use Sweet Homes for the work afterwards?

No. The consultancy is contractor-led, and the written summary can be taken to any contractor. You can take the written specifics to any contractor you like. The point is that you go into those conversations knowing exactly what the job involves, which means you can hold any contractor to account.

What does the pre-purchase walkthrough actually cover?

We go through the property the way we would if we were about to renovate it. What is under the floors. What the walls are doing. Where the services run and what condition they are in. What the paint and plaster is hiding. What a realistic renovation programme would look like and what it would cost. You get all of that in a written Feasibility Summary you can use to negotiate, plan, or decide whether to proceed.

Can you include an electrical or gas survey in the same visit?

Yes. If you want a qualified electrical engineer or a Gas Safe engineer on the same visit, we can arrange that. Particularly useful for pre-purchase where you want the full picture in one go rather than booking three separate appointments.

What preparation do I need to do?

A short description of the situation and a few photos is usually enough to start. For a site visit, nothing beyond access. We do not need documents, drawings, or a prepared brief.

Can you help me understand why two contractor quotes are very different?

Yes. Quotes for the same scope can vary by 30 to 50 percent, and the difference is almost always in what one contractor has left out, not what the other has inflated. We will go through both line by line and tell you what is missing, what is vague, and what the real scope of the job looks like.

Can I share the written report with contractors when I get quotes?

Yes. That is exactly what it is for. The Feasibility Summary is written to be contractor-readable. It sets out the scope, the likely complications, and what a realistic programme looks like. Sharing it with contractors means they are all quoting the same thing, which makes comparing quotes meaningful.

What if I disagree with your assessment?

Tell us. A good consultancy session is a conversation, not a verdict. If our read of the project differs from yours, we want to understand why. We might have missed something you know about the property, or we might need to explain our reasoning more clearly. Either way, you leave with a written summary you can take to other contractors to sense-check.

Do es the renovation consultancy include interior design?

No. It is a builder-led feasibility and scope review, not an interior-design service. We examine structural feasibility, services, approvals, sequencing, budget exposure and the likely programme. Where a full house renovation needs layouts, drawings, finish schedules or other design work, we recommend that you appoint your own architect, interior designer or design team. We can then review their proposals for buildability and use the agreed information when pricing the construction work.
