If you have already chosen your suite or units, we buy those exact items on their product codes and quote the whole job as supply and fit. We do not offer labour-only or fit-only work.
The room you see, and the work behind it
Your quotation identifies the preparation, plumbing, ventilation and waterproofing included in the agreed work. In an older flat, floor depth, drainage and the room below can limit the layout. We check those interfaces before the design is fixed, with required professional input identified in the scope.

Our experience extends across home renovations, so we consider your bathroom as part of the building: its floors, walls, drainage, ventilation and neighbouring rooms. We explain what can be discussed on the call and what needs a site check or input from your appointed architect or engineer.

You have the showroom's product ranges to explore, with help choosing fittings that work together and suit your budget.
If the range on display does not include what you are looking for, the branch can explore other products it can source. We have helped previous clients find suitable products through both the branch’s existing ranges and items sourced for their project. Availability and suitability are checked before we include them in your quotation.
If you have already chosen your suite, units, tiles or fittings, send their exact product codes. We check availability and suitability, buy the agreed exact items and include them in your supply-and-fit quotation. We do not install products bought or supplied by clients, and we do not offer labour-only or fit-only work.
Your choices, with supply and installation together
You choose the look and the products. Sweet Homes purchases and installs the items included in your written quotation and coordinates the agreed building work.
Buying fittings separately can leave you organising orders, checking compatibility and dealing with different businesses if something goes wrong. With our supply-and-install service, you come to Sweet Homes about the products we supplied and the work we carried out. We investigate the issue and coordinate with the supplier where needed.
Your quotation sets out the agreed products, preparation, plumbing, electrics, ventilation, waterproofing, tiling and finishes. Any changes are explained and agreed in writing before the affected work proceeds.
Plan the work around life at home
Before work starts, we discuss access, shared areas and whether this is your only bathroom. We agree the programme around the work involved and explain when facilities will be unavailable.
Please allow at least four weeks from your first enquiry before construction can start. The call, site assessment, quotation, your decision and preparation come first. Four weeks is the minimum lead time, not a promised start date. We agree the actual date and programme for your project.
You appoint the architect who prepares and submits any required building-warrant application. Your appointed engineer provides any required structural design. We review the agreed design for the building work and carry out the quoted construction.
Aftercare starts with knowing who to contact
At handover, we walk through the completed work with you, record any agreed snags and provide the relevant product and care information.
If you notice a problem afterwards, contact Sweet Homes with a short description and photographs where possible. We review it and explain the next practical step, including contacting the supplier where a product issue needs their involvement.
Our workmanship carries a 12-month warranty under the written project contract. Product warranties are separate. The contract and the circumstances of an issue determine the appropriate remedy; the warranty does not promise a particular remedy in every case. Living at home during the work
- If this is the only bathroom, agree a facilities plan before work begins.

What is included?
The quotation identifies the selected strip-out, plumbing, electrics, ventilation, waterproofing, tiling, sanitaryware, joinery and decoration. We supply and fit every job under the agreed written scope.
How long does the work take?
A straightforward ensuite or like-for-like refit usually takes about three weeks. Most full bathroom renovations take three to five weeks. Complex plumbing, structural work or specialist finishes can extend the programme. Before agreeing timing, we discuss whether this is your only bathroom, essential services and safe access.
Would a wet room suit the space?
A wet room and a walk-in shower use different floor and drainage arrangements. We check the proposed layout against the floor structure, waste routes, waterproofing and ventilation before the layout is fixed. In a flat, the structure and the room below can limit what is possible; required design input stays with your appointed professional.
What happens if the work changes?
If opening the room reveals something that changes the agreed work, we show you what we found. A change is priced and approved by you in writing before that part goes ahead. The project contract sets out the procedure and any effect on price or programme.
Does the type of building affect the plan?
An older tenement, a period villa and a modern managed flat bring different practical questions. We consider the existing services, access for deliveries, ventilation routes and any factor or building requirements alongside your room layout.
Planning your bathroom
What sits behind the tiled shower finish?
Tiles and grout are finishes. The primary waterproofing layer sits beneath them. In the shower, the waterproofing needs to form a continuous system across the floor, wall junctions, drain and openings for pipes or fittings.
What if a level wet-room floor is unsuitable?
The floor structure, available depth, route for the waste pipe and room below affect what can work. Where a level wet-room floor is unsuitable, we can discuss a low-profile shower tray, subject to the design and drainage checks. Required design and approval input stays with your appointed professional.
What changes when the WC or drainage moves?
A change to the WC position or drainage needs the service route and any building-warrant requirements checked. Your appointed designer should confirm the proposal with the council’s building-standards team before the layout is fixed.
How do wet-room and tray options differ?
A tiled wet-room floor forms part of the shower’s drainage and waterproofing system, with a fall towards the drain. A shower tray has its own edge and junction details. The design needs to consider splashes, the area outside the shower and how the room will dry, as well as floor depth, drainage and ventilation.
Is this a complete-room service?
This service is for an agreed bathroom renovation rather than a service for isolated repairs. The written scope identifies the strip-out, services, waterproofing, suite, tiling and finishes included.
Which areas should we discuss before arranging a visit?

We arrange a call to talk through what you want to change and the practical building questions. We then arrange a site visit to assess the room and work involved, agreeing any visit fee beforehand. Once the layout, products and scope are settled, we prepare your written quotation.

Who is responsible for supplying and fitting the bathroom?
Sweet Homes buys and fits the agreed products and coordinates the building work under one contract. You have one business to contact about the products we supplied and the work we carried out. If an issue needs the supplier’s involvement, we coordinate that with them.
Can you fit products I have already chosen?
Yes. Send us the exact product codes for your chosen suite, units, tiles or fittings. We check availability and suitability, buy the agreed items and include them in your supply-and-fit quotation. We do not install products bought or supplied by clients, and we do not offer labour-only or fit-only work.
How soon can construction start?

Brunon oversees project programmes across Edinburgh and is typically available by phone or email. The staff assigned to your job handle the day-to-day site work independently within the agreed scope, with the responsible contact confirmed before work starts.

About your dinner voucher
- You book by accepting your written quotation by 15 December 2026.
- Your works can start after that date. We plan every project at least four weeks ahead.
- We give you the voucher once your works have started.
- It is a £50 voucher you can use at any of a group of independent Edinburgh restaurants and bars, so you choose where.
- One voucher per project. It does not change your price.
- Not exchangeable for cash. Full terms below.
Offer terms
- The promoter is Brunon Rogowski Ltd, trading as Sweet Homes, company number SC700883, registered office 15 Calton Road, Edinburgh, EH8 8DL.
- The offer is for customers who book a renovation project with us. You book when you accept our written quotation in writing by 11.59pm on 15 December 2026. The offer closes then and will not be extended.
- Your works can start after 15 December 2026. We agree the start date with you, and never start works within four weeks of your first enquiry. Where a building warrant is needed, works start only once it is granted.
- We give you one £50 dinner voucher per project, in person or by post, once your works have started on site.
- The voucher is an Edinburgh's Flavour gift voucher, which you can use at any of its partner restaurants and bars in Edinburgh. Its own terms apply, including its expiry date (currently 12 months from issue), which we will tell you when we give it to you. If we cannot provide that voucher, we will give you another dinner voucher worth at least £50.
- There is no cash alternative and no discount in its place. Your right to the voucher cannot be passed to anyone else or moved to another project.
- If the project is cancelled before works start, for any reason, including within your 14-day cancellation period, no voucher is given. Once we have given you the voucher, we will not ask for it back.
- The voucher is a gift on top of your contract. It does not change your contract price, scope or timing, and the price is not raised to pay for it.
