Cost, timing and fit at a glance

Our usual range for a fully managed kitchen renovation in Edinburgh is £18,000–£54,000 including VAT (£15,000–£45,000 plus VAT).

  • Smaller refit, existing layout: about two weeks
  • Full renovation: usually three to four weeks
  • Structural work or specialist finishes: allow longer

The service suits a complete, coordinated project: cabinetry, plumbing, electrics, tiling, flooring and decoration. The same small team of kitchen fitters stays with the room from strip-out to handover, and we act as the kitchen renovation contractor for the whole job rather than one trade among several. Client-supplied units and worktops are welcome, from a straightforward refit to a fully fitted kitchen. We quote from the client-approved design and specification. If details are still outstanding, we identify them and state any provisional allowance before pricing.

In our quotations, layout changes, structural work, cabinets, surfaces and appliance integration are usually the items that move the price; the Edinburgh renovation cost guide shows how those bands form. A structural wall or substantial drainage alteration may need a building warrant, and we price and manage that kind of structural alteration within the same project.

Our regular patch covers Edinburgh. Ask about a project outside the city before arranging a visit.

What the renovation includes

We take on the whole room: strip-out, walls and floors, plumbing, electrics, cabinets, worktops, tiling and decoration. The quotation lists the selected parts of that brief.

Three Edinburgh settings we price regularly:

Period villas

Generous rooms, often with old pipework, limited electrical capacity and uneven walls or floors. We check the room against the agreed cabinet and finish specification before anything is ordered.

Modern flats

Compact rooms, fixed waste runs and restricted ventilation routes. We measure the service routes before units are ordered.

What happens around the build

No working kitchen for part of the job. Noise during strip-out. Deliveries through the same entrance you use every day. We cover those practical points before fixing the programme, including temporary cooking and protection of shared areas.

Once the room is open, hidden pipework or damaged fabric may change the brief. The project contract identifies how concealed findings, any design referral, variation approval and any effect on price or programme are handled for that scope. It also identifies the handover checks and records that apply.

Kitchen renovation reviews

A small selection from the existing, published kitchen renovation feedback.

Brunon and his team installed a new kitchen for me. They did a very nice job of it and I’m pleased with the result. They did make a couple of mistakes on the final invoice but they were were prompt to correct them when I pointed them out. They were also very helpful with advice on the process.

Verified Edinburgh Trusted Trader review

Brunon and his team came in to work on a job that had been half done by a cowboy. There was a lot of undoing and redoing of various jobs, but nothing was too much of an issue. Finishing off kitchen installation, building a built-in cupboard, flooring, plastering, window surrounds, re-fitting a bath and much more. Alex did a large part of the work and was a testament to the company - as were all the other guys. Always on time, trustworthy, worked solidly all day and were even really good with our young daughter. Brunon was great with communicating as there were many challenges uncovered along the way, and he was also great in advising on options, knowing the building regs in intimate detail - invaluable! I would not hesitate in getting them back in for any small or large job and would highly recommend.

Kitchen renovation questions

How long does a kitchen renovation take in Edinburgh?

A refit in the existing layout usually takes about two weeks on site. A full kitchen renovation usually takes three to four weeks. Structural work, bespoke joinery or specialist finishes extend the programme, and the written scope states the allowance before work starts.

How much does a kitchen renovation cost in Edinburgh?

Our usual range for a fully managed kitchen renovation in Edinburgh is £18,000–£54,000 including VAT (£15,000–£45,000 plus VAT). Where a project sits inside that range depends on layout changes, structural work, cabinets, surfaces and appliance integration. The written quotation prices the measured room and the chosen specification.

Do I need a building warrant for a kitchen renovation in Scotland?

The answer depends on the proposed work and any applicable exceptions. The homeowner’s appointed architect or warrant professional checks the route and the verifier decides the application. Sweet Homes flags a possible interface and prices the approved construction information.

What happens if you find something unexpected once the work starts?

The project contract identifies how concealed findings, any required professional referral, variation approval and any effect on price or programme are handled for that scope. Suspected asbestos is handled under HSE guidance.

Can you work in a tenement flat?

Yes. The survey covers stair protection, deliveries, parking, older services and the controls needed for noise and dust.

Can I choose my own kitchen units and worktops?

Yes. We fit client-supplied units and worktops and quote separately for the preparation, plumbing, electrical work and finishes around them.

How is a site visit arranged?

We first confirm that a visit is worthwhile and whether any fee applies. The visit covers measurements, visible services, access and the proposed brief.

Which Edinburgh areas do you cover for kitchen renovations?

Edinburgh is our regular service area. For East Lothian, Midlothian, West Lothian or Fife, ask before arranging a visit.
