Our fitters only fit what we supply: we buy every item, fit it and answer for the whole job, all trades under one contract. If you have already chosen your suite or units, we buy those exact items on their product codes and quote the whole job as supply and fit. We do not offer labour-only or fit-only work.

What is included?
The quotation lists the selected strip-out, walls, floors, plumbing, electrics, cabinets, worktops, tiling and decoration. We supply and fit every job under the agreed written scope.
How long does the work take?
A refit in the existing layout usually takes about two weeks on site. A full kitchen renovation usually takes three to four weeks. Structural work, bespoke joinery or specialist finishes can extend the programme. Before agreeing timing, we discuss temporary cooking, deliveries and protection of shared areas, including the period without a working kitchen.
What happens if the work changes?
If opening the room reveals something that changes the agreed work, we show you what we found. A change is priced and approved by you in writing before that part goes ahead. The project contract sets out the procedure and any effect on price or programme.
How can we plan the layout and live through the work?

Can a utility area be planned alongside the kitchen?
Yes, within the agreed wider scope. The utility-room service covers appliance, sink, worktop, storage and service-route questions that may need planning alongside the kitchen.
Which existing-room details can change the price?
A layout or structural change, integrated appliances, existing electrical capacity, fixed waste routes and restricted extract routes can change the work. In an older home, retained lath-and-plaster finishes and noise or dust separation can affect preparation and making good. Agree those interfaces in the written scope.
What if opening up could disturb asbestos?
Where planned work may disturb suspected asbestos-containing material, have the survey scope agreed with a competent asbestos surveyor before disturbance. A refurbishment survey can involve destructive inspection: the survey area must be vacated and confirmed fit for reoccupation by the surveyor afterwards. Check the HSE survey guidance.
Who checks structural and drainage alterations?
A structural wall change or altered drainage needs the appropriate design and approval checks before construction. Your appointed designer or engineer establishes the information and any building-warrant route with the council. The agreed construction scope then coordinates the affected structure, services and finishes.
Which areas should we discuss before arranging a visit?
What happens after I enquire?
We arrange a call to talk through what you want to change and the practical building questions. We then arrange a site visit to assess the room and work involved, agreeing any visit fee beforehand. Once the layout, products and scope are settled, we prepare your written quotation.
What needs to be measured before the kitchen is designed?
The plan needs accurate room measurements and the positions of the pipes, windows and doors. At the site visit, we check the existing room and services so the proposed layout can be considered against the building. The final design and quotation need to reflect your actual kitchen.
Who is responsible for supplying and fitting the kitchen?
Sweet Homes buys and fits the agreed products and coordinates the building work under one contract. You have one business to contact about the products we supplied and the work we carried out. If an issue needs the supplier’s involvement, we coordinate that with them.
Can you fit products I have already chosen?
Yes. Send us the exact product codes for your chosen units, worktops, appliances or fittings. We check availability and suitability, buy the agreed items and include them in your supply-and-fit quotation. We do not install products bought or supplied by clients, and we do not offer labour-only or fit-only work.
How soon can construction start?
Please allow at least four weeks from your first enquiry before construction can start. The call, site assessment, quotation, your decision and preparation come first. Four weeks is the minimum lead time, not a promised start date. We agree the actual date and programme for your project.
What happens at handover and afterwards?
We walk through the completed work, record any agreed snags and provide the relevant product and care information. Any certificates come from the subcontractors who carry out the work. Our workmanship carries a 12-month warranty under the written project contract. Product warranties are separate. The contract and the circumstances of an issue determine the appropriate remedy; the warranty does not promise a particular remedy in every case. Check the room beyond the cabinet plan
The position of doors, windows and service routes shapes a kitchen as much as the cabinet sizes do. Check the clear space with appliances open and the route between preparation, cooking and washing up. An attractive elevation is only one view of how the room works.

Before choosing units, consider how to plan a tenement kitchen.
Older rooms may have uneven walls or changes in level; managed flats may have access and building requirements to account for. Establish those conditions before treating a standard layout as ready to install.
Include the work around the kitchen
Removing an old kitchen can expose surfaces and service arrangements that were not visible before. Include preparation, the chosen finish and making good around disturbed areas in the scope. A list of cabinets and appliances does not describe that surrounding work.

Decide which products need to be settled before the adjoining work can be completed. Dimensions and connection requirements can affect the layout. Keep those choices visible in the sequence rather than leaving them as final decorative decisions.

Brunon oversees project programmes across Edinburgh and is typically available by phone or email. The staff assigned to your job handle the day-to-day site work independently within the agreed scope, with the responsible contact confirmed before work starts.

A Christmas present that arrives when you need it most. Picture it. The kitchen is down to bare walls, the hall smells of fresh plaster, and nobody wants to cook. So don't. Get a table somewhere warm, order something you would never make at home, and let someone else do the washing up.

About your dinner voucher
- You book by accepting your written quotation by 15 December 2026.
- Your works can start after that date. We plan every project at least four weeks ahead.
- We give you the voucher once your works have started.
- It is a £50 voucher you can use at any of a group of independent Edinburgh restaurants and bars, so you choose where.
- One voucher per project. It does not change your price.
- Not exchangeable for cash. Full terms below.
Offer terms
- The promoter is Brunon Rogowski Ltd, trading as Sweet Homes, company number SC700883, registered office 15 Calton Road, Edinburgh, EH8 8DL.
- The offer is for customers who book a renovation project with us. You book when you accept our written quotation in writing by 11.59pm on 15 December 2026. The offer closes then and will not be extended.
- Your works can start after 15 December 2026. We agree the start date with you, and never start works within four weeks of your first enquiry. Where a building warrant is needed, works start only once it is granted.
- We give you one £50 dinner voucher per project, in person or by post, once your works have started on site.
- The voucher is an Edinburgh's Flavour gift voucher, which you can use at any of its partner restaurants and bars in Edinburgh. Its own terms apply, including its expiry date (currently 12 months from issue), which we will tell you when we give it to you. If we cannot provide that voucher, we will give you another dinner voucher worth at least £50.
- There is no cash alternative and no discount in its place. Your right to the voucher cannot be passed to anyone else or moved to another project.
- If the project is cancelled before works start, for any reason, including within your 14-day cancellation period, no voucher is given. Once we have given you the voucher, we will not ask for it back.
- The voucher is a gift on top of your contract. It does not change your contract price, scope or timing, and the price is not raised to pay for it.
